Fairlane’s investors are a virtual private realty fund who share our view of value creation, cash flow, know local market conditions and understand the need to act swiftly when presented with opportunities.

Previous capital sources are almost all local real estate investors who have also acted as principals on their own, so investor analysis is sophisticated and timely. They choose Fairlane because of our access to new opportunities, our value creation capabilities and our proven fiduciary attention to investor contributions.

Most importantly, Fairlane’s interests are aligned with our investors. We receive our return on any investment only after a priority return to investors based on their equity contributions. While internal rates of return are initially forecasted and calculated at sale, annual cash flow and return of investor capital are the key guideposts for day-to-day operations and the initial investment analysis.
